BOOKING & CANCELLATION POLICY
We require a deposit in the amount of 50% of your total stay to guarantee your reservation.
Reservations canceled more than seven (7) days prior to arrival will incur a $35 fee.
Cancellations made within seven (7) days of arrival forfeit the 50% deposit.
Any reservation modifications made within 7 days of OR at the time of arrival are not issued a refund.
Please note, that this policy does not apply to reservations booked with an Advanced Non-Refundable Booking Rate.
CHECK IN & CHECK OUT
Check-in time is 3PM. You are more than welcome to arrive early; we will be happy to get you pre-registered and will then contact you via text message when your room is ready.
Check-out time is 11AM. If you require a late checkout, please contact the front desk on the morning of your departure. Late checkouts are based on availability. If you have checked out but still want to explore the town before you head home, you can leave your vehicle on-site until 3PM.
All rates are subject to a nightly service fee of $9.95 that is included in your Total Stay information under Taxes and Services.
Please give us a call directly with any special requests. We do not have extra beds including cots, roll-away beds, or cribs but we do have a limited number of pack and plays for small children.
We have a minimum stay requirement for reservations according to time of year. Reservation modifications can be made more than 7 days prior to arrival, only if they still meet our minimum stay requirement for your reservation dates. Modifications within 7 days of arrival cannot be accepted.
Due to the limited number of spaces, one car only is permitted per room.
100% NON-SMOKING POLICY
We do not allow smoking or vaping of any kind in any of our rooms or buildings. Candle burning or the use of incense is also prohibited. This includes balconies, patios and our wrap-around porch. Smoking is only permitted in designated areas such as in our parking lot.
WHERE ARE YOU LOCATED?
We are located at 145 Shore Road, halfway between downtown Ogunquit and Perkin’s Cove. Anywhere in Ogunquit is within a 5-20 minute walk!
ARE YOU PET FRIENDLY?
Unfortunately, we are not pet friendly. If you are looking to bring your furry friend along, we recommend our sister property – The Admiral’s Inn.
DO YOU OFFER DISCOUNTED RATES?
We currently only offer our standard rate. We recommend subscribing to our mailing list to receive any news of specials throughout the season.
DO YOU OFFER ANY PACKAGES?
We offer a variety of packages to help you make your stay as memorable as possible, including packages to celebrate romance, birthdays, and beach days, as well as room enhancements such as fruit & cheese trays and bottles of wine or beer. You can browse our packages here.
WHAT IS INCLUDED IN MY ROOM RATE?
A complimentary continental breakfast for each guest and on-site parking for one vehicle is included in the nightly room rate. If you are traveling with a second vehicle, please call us ahead for alternative parking options.
WHAT DOES THE SERVICE FEE COVER?
Our service fee of only $9.95 per room, per night, allows us to provide you complimentary Wi-Fi, 24/7 front desk availability, and the following amenities:
A heated outdoor pool/hot tub and fire pit*, lawn games, 24/7 coffee and tea bar, freshly baked afternoon cookies, beautiful outdoor seating areas, infused water, seasonal beverages, and a service bar with beer and wine available for purchase.
*Our pool, hot tub, and fire pit are open from Memorial Day through Indigenous Peoples’ Day.
WE LOVED OUR ROOM FROM A PREVIOUS STAY, CAN WE GUARANTEE THE SAME ONE THIS STAY?
We love that our guests love our rooms, so much so that they want to stay in the same one year after year. While we will guarantee your room type and do our best to accommodate your request for a certain room number, circumstances may arise where we are unable to do so. We thank you for your understanding.
ARE THERE PHONES IN MY ROOM?
We recently removed landline phones from our guestrooms and have replaced them with a speedy and helpful text messaging system. You’ll receive text messages from us just before your stay and you can use that number throughout your visit with us to request anything you may need.
WHEN WERE THE BUILDINGS ON THE PROPERTY BUILT?
The Main Inn was built in 1886 and is the last of the grand hotels of Ogunquit.
The Beach Rose building was added in 1900 (originally as a house for the owners of the hotel), the Garden Grove building was built in 1961 and finally, the Shorebirds building was added to the property in 1983.
We are incredibly proud to continue offering a place to stay along with genuine Maine hospitality at The Colonial Inn, as has been done for well over 100 years.
Our age makes us an important historic landmark and adds to the charm of your seaside stay in Ogunquit. In the Main Inn especially, you’ll find a few uneven floors, a couple doors that are a little shorter than you’d expect and some slightly older systems – like our shared heating & cooling system throughout the building rather than individual units in each guest room. We are continually making updates across the property to ensure you have a wonderful stay with us but we never want to lose all of the historic features and quirks that make this place so special. We hope you’ll enjoy staying in this important piece of Ogunquit’s story.
HOW FAR ARE OGUNQUIT’S MAIN ATTRACTIONS FROM THE COLONIAL INN?
Downtown Ogunquit: It will take around a 7-minute, 0.4 mile walk to reach the town center.
Ogunquit Beach: The main beach is a 15-minute, 0.7 mile walk from the property. There is also beach access through Wharf Lane, a 6-minute, 0.3 mile walk.
Marginal Way: A 2-minute, 0.1 mile walk will bring you to the Marginal Way entrance.
Perkins Cove: Located 0.7 miles down Shore Road, this will be about a 15-minute walk.
Ogunquit Playhouse: A 15-minute, 0.7 mile walk will take you to this historic playhouse.
